Sepulveda Featured in Urbanize LA

In the fast changing area of Van Nuys in LA, Uncommon Developer’s newest multifamily project has been submitted to the City of Los Angeles for approval. Working with Works Progress Architecture they are creating an excitingly elevated and amenitized multi-family project.
The mid-block site along Sepulveda in Van Nuys has two street walls. One facing the busy Sepulveda Blvd and the other, a quieter residential street on Columbus. The area has seen a bit of recent attention and investment with a new townhouse development across the street and two recent multifamily projects along the same frontage.
The long site stretches between two street faces and provides a generous setback from Sepulveda.
The subtle massing articulation is highlighted with pops of salmon color that grounds the concept within a mid-century, warm-weather vibe. The concept evokes two serpentine masses and lie on top of one another. The undulating shapes cradle a south facing outdoor pool deck and create a podium connection with a 3-story, open-air breezeway that continues the podium amenity to a corresponding north facing outdoor deck. Private balconies accent the façade and pulls the color pattern across the massing.
The site falls within the Vanowen overlay and is allowed density increases within the Transit Oriented Community guidelines. While the project will contain the required level of affordable units, the entire project hits the market as a work-force housing model with smaller, smarter unit plans and relatively affordable rents.
